워싱턴 D.C.에서 대형 목구조(mass timber) 신축을 적용한 최초의 상업용 오피스 빌딩인 80 M 스트리트(80 M Street)의 수직 증축 프로젝트는 연면적 105,000제곱피트 규모의 클래스 A 오피스 자산으로, Columbia Property Trust, Inc.가 소유하고 있습니다. 이번 증축은 캐피톨 리버프런트 지구에 위치한 기존 연면적 286,000제곱피트 규모의 건물 상부에 신규 2개 층과 거주 가능한 펜트하우스를 추가하는 방식으로 이루어졌습니다.

MMT 공장은 모든 대형 목구조 구조 부재를 제작했으며, 시공 서비스도 함께 제공했습니다. 이 선도적인 프로젝트는 그 가치를 입증하여, 증축 공간의 절반 이상이 이미 사전 임대되었습니다.

80M 프로젝트는 기존 7층 고층 건물 상부에 건축적으로 노출된 대형 목구조 3개 층을 선보입니다. IBC 2021 고층 목조건축 코드 조항에 따라, 글루램(glulam), CLT, 그리고 접합부 제품은 2시간 내화 성능을 충족해야 했습니다. 본 프로젝트의 대형 목구조 자재 공급사로서 MMT는 대규모 실험을 통해 안전한 화재 성능이 입증된 제품을 공급했습니다.

As the first commercial office building in Washington, D.C. to feature mass timber new construction, the 105,000-square-foot vertical expansion of 80M Street is a Class-A office property owned by Columbia Property Trust, Inc. The expansion space consists of two new floors and a habitable penthouse atop the existing 286,000-square-foot building located in the Capitol Riverfront District.

The MMT factory manufactured all mass timber structural components and provided installation services. The pioneering project proved worthwhile, with more than half of the expansion already pre-leased.

The 80M project showcases three stories of architecturally exposed mass timber structure atop an existing 7-story high-rise building. In accordance with the new IBC 2021 Tall Wood Building Code Provisions, the glulam, CLT, and connection products were required to be two-hour fire-resistive rated. As the mass timber material supplier for the project, MMT delivered products that demonstrated safe fire performance through large-scale testing.
